H.U.D. requires all lenders, mortgage companies and banks to test any home that has well water as their primary drinking water source to ensure potability prior to closing. Underwriting guidelines state that this sample must be taken by a disinterested 3rd party, professional accredited lab usually for analysis of some basic concerns in your state of Michigan. The buyer, seller, real estate agents, lender or anyone connected to this transaction...not even your neighbor or friend cannot take the sample due to the inherent conflict of interest. We have seen some stop the closing after they found out it was a confilict...one was a neighbor. Don't get in a mess with loan fraud!! The lender wants to be sure the water is safe for the severe basics of E-coli, Coliform bacteria, nitrates, nitrites, total nitrates/nitrites, lead, iron & sometimes more. Because they don't want you to give the home back to the bank because you don't have good water! Many also require the certification or flowrate we offer to ensure there is enough water for the home (by us measuring the Gallons per Minute and Water Pressure) and there isn't a shared or community well issue or well septic code compliance violation.
